Make an Unforgettable First Impression

By Lindsay Valenty -

We tend to form opinions about people the instant we meet them, and this holds for potential homeowners as well.

With so many new apartments and condos opening each year, how do you ensure that your development stands out? In what ways can you make an unforgettable first impression?

Treat Potential Renters Like Royalty

Instead of thinking of potential buyers and leasers as "customers" or "renters," think of them as "guests," because until they sign on that dotted line, that's what they are. Treat them how you would if you invited them to your own home: offer refreshments, get to know them, find out what their interests/needs are as you guide them around the property.

By taking the extra time to make them feel comfortable and welcome, you'll be able to learn what appeals to them so you can highlight corresponding aspects of your community.

Do Your Staged Rooms Spark Joy?

When it comes to staging space for viewing, keep Marie Kondos' ideas in mind. Although having a space that looks like something in a high-end magazine sounds ideal, you should focus on a "less is more" mentality.

If the apartment/condo you're showing is full of furniture and cluttered with bits and bobbles, it will be hard for potential renters to picture their furniture in the space. You should strive for a balance between "lived in" and "available" without creating a sterile atmosphere.

Create a Feast for the Senses

Did you know that you can detect the subtle scent of a room within the first 15 seconds of entering it?

If you are a new property and working towards your lease up goals, you may be fighting against the smell of fresh paint and new carpet. A great way to combat this is to use subtle air freshener scents throughout the show unit. You could also have soothing music playing to create a more inviting feel.

This concept calls back to the idea of treating your potential leasers as guests. You can offer coffee, maybe even cookies, to engender a sense of warmth and welcome in your preview apartments.

2013 study published by BMO found that 80% of potential buyers know they will buy as soon as they step inside. By utilizing the tips we've just covered, you can leave a first impression that will have your prospects asking when they can move in.

With so many new developments going up each month, the competition for renters and buyers is tough. Building, listing and showing just isn’t enough. Whether you’re a real estate developer putting up student housing, luxury apartments or boutique studios, your new development needs a strong brand identity to stand out from the crowd—and we'll give you an edge over the competition.
